Mammoth Lakes Real Estate Inventory Explosion July 6, 2015

Green Meadows and Golf Course at SnowcreekGreat weather continues to grace Mammoth Lakes and the Eastern Sierra.  Some much-welcome thunderstorms have been hitting almost every afternoon, bringing sporadic rain showers and slightly cooler afternoon temperatures.  Thanks to this much-needed rainfall, Mammoth is looking just beautiful with green golf courses and blooming meadows.   Speaking of the weather, the “El Nino” talk is beginning to spread with a favorable prognosis for a strong El Nino to hit this coming winter.  Read about the most current ENSO Diagnostic Discussion here.

Along with the 4th of July fireworks came an explosion in the Mammoth Lakes real estate inventory.  Our inventory increased to 214 condos, 75 homes, and 55 lots over the weekend.  Although there was quite a bit of interest and showings for homes and condos, not much serious activity resulted.  As we get deeper into the summer season, the sales will begin to pick up and probably absorb some of the inventory.   This typically happens in August.  Although activity in the real estate market has been shy in comparison to the heated Southern California markets in San Diego, Orange County, and West L.A., Mammoth’s property values won’t stay this low forever…. This summer/fall might be the last opportunity for buyers to get in at very reasonable and relatively low prices.

The inventory is beginning to provide quite a great selection of properties for prospective buyers.  There are many great homes and condos on the market, and here are my top recommendations for single-family homes out of the new listings, which hit the market over the past week.

Properties in the Spotlight

203 Valley Vista Front of Home203 Valley Vista: Close to Eagle Express, 4-Bedroom, 3-Bath, Attached 2-Car Garage, 2800 SF | $1,299,000
Not only does this beautiful home have a spectacular remodel, but the location is also great in one of Mammoth’s most desirable neighborhoods close to Eagle Express Chairlift, along with spectacular views of Mammoth Mountain ski area and the Sherwins.  The south-facing exposure of this beautiful property provides passive solar year-round, which will keep the heating costs down.  It has a very high-end remodel that would be customary in a multi-million dollar home.  Some of the many features and upgrades include:
Two master suites, comfortable floor plan with two separate living spaces, one of which has been customized as a media room with sound-proofing, cork flooring, surround sound, and bar with Quartz and Copper counters, Hydronic heating in floors, “Smart Home” with remote-controlled access to heating system, Venetian plaster, recessed lighting, custom Travertine, wide plank hand-hewn Oak flooring throughout, solid-core doors, custom cabinetry in kitchen with Limestone counters, built-in Miele, Sub-Zero and Viking stainless steel appliances, and so much more.  This home is a “must see” in person to appreciate the fine quality of craftsmanship throughout.  The elegant interior design was done by Corinne Brown, ASID.  The home is being sold fully furnished and turn-key.  Call today to schedule a showing appointment.

138 Shadow Street Exterior of Home & Meadow Setting138 Shadow Street in Old Mammoth: 5-Bedroom, 3.5-Bath, Attached 3-Car Garage, 3244 SF | $1,599,000
This might very well be one of the most incredible and unique settings in Mammoth.  If you’re looking for a true mountain experience with a custom Craftsman style home that sits on a pristine lot offering a meadow setting, ample lawns, year-round private creek, forest, wild flowers and privacy—this is it…  This is a one-of-a-kind property in Mammoth that you won’t find every day.  The Town of Mammoth is only 4 square miles with limited real estate, which makes this home (set on a 25,700 SF lot) so desirable, pristine and peaceful.  This unique home in Old Mammoth offers custom millwork throughout, a huge rock fireplace, and vaulted ceilings in the living room and entry.  The 3-car garage will accommodate vehicles and all of your recreational equipment.  This one is absolutely worth seeing for homes in this price point.

645 Monterey Pine Exterior of House645 Monterey Pine Next to Ski Slopes:  5-Bedroom, 5-Bath, 3-Car Garage, 4700 SF | $2,999,999
The location of this huge home built in 2005 couldn’t be better!  Literally, ski-in, ski-out at Eagle Express chairlift.  This home backs to Little Eagle ski area and sits on a very quiet cul-de-sac.  Enjoy incredible views, sunshine and bright light with a forested setting.  Some of the many custom features include: Heavy timber, natural imported Montana Kootenai rock, huge windows, Dacor, Miele and Sub-zero appliances, lift system from garage to the kitchen, great floor plan for entertaining large groups, and a mother-in-law unit with kitchen and access from the main house, along with separate entrance from the exterior.  This is currently the only residential (single family home) “ski-in, ski-out” property on the market.

189 Woodcrest Trail Exterior of Home on Golf Course189 Woodcrest Trail Behind the Gates at Snowcreek Ranch: 3-Bedroom & Loft, 4.5-Bath, 2-Car Garage, 3800 SF | $1,599,000
This fabulous property has returned back to the market as a new listing at a much lower price than where it was previously listed ($1,999,999 earlier this year).  Similar in unique setting to the new listing at 138 Shadow Street, this is probably my personal favorite property in all of Mammoth because of the corner southwest location within Snowcreek Fairway Ranch on the golf course with phenomenal views and sunshine.  The setting, privacy and views just can’t be beat for a golf course home in Mammoth. This charming mountain home was built in 1998 and features fully landscaped grounds, hardwood flooring in the living room, huge game room or family room with bunk beds and private bath, master suite facing the Snowcreek golf course with stunning mountain views of the Sherwins and Mammoth Rock, new decks and so much more.  This is now a great value at $420 PPSF given the uniqueness of the lot and setting.

77 Snowcrest Remodeled Craftsman Style Home Exterior77 Snowcrest Avenue, in Town: 3-Bedroom, 2.75-Bath, 2-Car Garage, 1850 SF | $715,000
This charming home located in Town in the lower Forest Trail area behind the Mammoth post office was built in 1963, but was completely refurbished, upgraded and remodeled in 2010.  What a great setting this home offers on a flat level lot with beautiful landscaping and lawns, a tree house in the back yard, hot tub, and a new deck with Trex decking.  The extensive remodel on this Craftsman style home includes a new 1.5-inch water main with all new plumbing, new gas lines throughout, gourmet kitchen with Caesar stone counters, wine fridge, double Jenn-Air oven/range with range hood and convection oven, hardwood floors throughout entire downstairs, 5-zone hydronic heating, including garage, and an endless hot water heater. There is also a large mudroom and entry, office nook, storage shed, the possibility of RV parking adjacent to the yard and so much more. This is a great opportunity for a completely turn-key in Mammoth with quality of construction throughout.

As always, any questions, need for information or to schedule a property showing, I’m always available.
