There are currently a total of 134 condos on the market in Mammoth Lakes with the lowest list price of $126,700 for a Conestogas studio & loft bank-owned unit and the highest list price for a Juniper Crest, 4-bedroom, 3.5-bath with attached 2-car garage at $1,399,000.  Out of the 134 condos on the Mammoth Lakes MLS, there are a total of 45 condos listed between $126,700 and $300,000, 45 condos listed between $300,000 and $500,000, 23 condos listed between $500,000 and $800,000, and 21 condos listed between $800,000 and $1,399,000.

The Future of California Ski Resorts: Snow or Rain?

What future impact will increasing temperatures and climate change have on California ski resorts, specifically, Mammoth Mountain?  There are a number of different theories and predictions on whether we will see more drought, rain or snow in the years ahead.  Nevertheless, the negative impacts that shorter, warmer and/or drier winters could have on California ski resorts might be severe.  A report that was published titled “Climate Impacts on the Winter Tourism Economy in the United States” talks about the impacts that the warming trend will have on ski resorts in the future.  In California alone, winter tourism has brought up to an estimated 24,000 jobs in past years.  By the end of the 21st century, scientists are predicting that the temperatures will rise another 4 to 10 degrees.  This will translate into shorter winters, less snowfall and less snowpack.  The report mentions that “snow depths could decline in the west by 25 to 100%”. If this is the case, figure that the massive number of jobs that were once substantiated by “normal” winters will be drastically reduced.  But, what we are all wondering is what’s in store for the winter enthusiast?

The Home Inspection Process

Chateau De Montagne Exterior of Condo Built in 1970A home inspection is always a good idea to have, especially when buying an older property (condo or house).  In today’s escrow transaction, the home inspection report has become the “second round of negotiations”, in which buyers will select various items they would like to ask the seller to pay for, repair or credit them in escrow.  During the 17-day due diligence period, the buyer performs their investigations on the property including: Review of seller disclosures, HOA documents (if applicable), any permits for additions, remodels, etc., and having inspections conducted.  For condominiums, only the “walls in” are inspected by a home inspector.  What this means is that only the area that the buyer is purchasing will be inspected.  Shared walls, roofs, decks, walkways, etc. belong to the association.  Essentially, the inspector will provide a thorough analysis of any and all findings – scuff marks on walls, minor cracks in drywall, discolored wood due to sun damage, whether the required smoke detectors are present, CO detectors, leaks, mal-functioning appliances, water heater strapped and braced, faulty wiring, etc.  They will not inspect plumbing, roofs, sewer systems, crawl spaces or other parts of the common area (owned by the HOA – Homeowner’s Association).  Where a home inspection is indispensable is for the purchase of a single family residence or multi-family. You never know what may be looming upon examination of the structure, foundation, roof, walls, electrical systems, plumbing, crawl space, etc.
