Although there are several other residential neighborhoods within Mammoth, the ones listed below are typically the most sought after as they are located “at or close to” the amenities (ski slopes, Village at Mammoth, golf courses) or within high-end subdivisions. For investment purposes, the tried and true adage of “Location, Location, Location” is a great rule of thumb when considering a property purchase. Located at the very end/top of Old Mammoth Road (west end). Exclusive and high-end subdivision with spectacular homes on larger lots, many with breathtaking views, and Craftsman-style construction. Prices start in the $1.5 Million range up to $7 Million.
Located at the end of Lodestar Drive off of Meridian just before you reach Eagle Express ski area. A very limited number of high-end homes bordering the Sierra Star golf course, which rarely come up for sale. These can legally be rented out on a nightly basis, and some have been known to generate over $100,000 gross per year in rental income. Value estimate for these homes in today’s market is between $1.4 Million up to $2.5 Million.
Located between the Village at Mammoth & Canyon Lodge ski area, this small group of homes on Twin Lakes (cul-de-sac) off of Forest Trail, are mostly newer homes in a forested setting. Value estimate for these homes is between $800,000 & $1.2 Million.
Multi-Million dollar homes on Bridges Lane, above the Bridges condo development and below Altis.
Multi-Million dollar homes in Mammoth’s only ski-in, ski-out residential subdivision, which is zoned “resort” and allows for nightly rentals at Eagle Express (Chair 15). The home, which was used to film part of the Corona commercial, is located on the ski run within this subdivision.
Majestic Pines I-IV
Very popular subdivisions located close to the Eagle Express/Chair 15 project area with homes ranging from the low $500s up to $1.8 Million.
Located very close to the Village at Mammoth off of Minaret Road (Hwy 203). These homes are located in Mammoth’s northernmost point of town and many of these nice homes back to USFS land where you can snowmobile right from your back door. Prices range from the mid $500,000 up to $2.5 Million.
Mammoth Slopes I-V
Located between The Village at Mammoth, Canyon Lodge, Lakeview Blvd. & Canyon Blvd. Convenient access to either the Village @ Mammoth or Canyon ski Lodge. These five subdivisions have a wide variety of properties ranging anywhere from $300,000 (for a basic, entry-level fixer with no garage) up to $2.5 Million. Most of these homes are situated on 7,000 SF + sized lots and depending on proximity to Lakeview or Canyon Blvd. (the main thoroughfares to Canyon Lodge), have shuttle access within walking distance. Very popular choice for those wanting to stay close to the action and amenities.
Mammoth Vista I-III
Many of these homes are conveniently located close to Eagle Express and future Eagle Lodge development (Chair 15). Some areas within these subdivisions offer convenient ski shuttle access to Chair 15 (Mammoth Vista I). Access is fairly level and easy to get to throughout, even on the snowiest of days. A few of the most desirable streets are: Valley Vista (some of these homes offer spectacular views of the Sherwins),Pinehurst, Sugar Pine and Silver Tip. Homes range between $500K and $2 Million.
Located across the street from the Starwood development of homes, some of these homes are situated at the edge of the bluff above the Snowcreek condo development (phases 1-3) and offer spectacular views of the Sherwins and overlook the meadow/Snowcreek golf area. Entry level homes in this subdivision start at around $800K and go up to $2 + Million.
Snowcreek Fairway Ranch & Snowcreek Ranch
These two subdivisions are located “behind the gate”. This is Mammoth’s only gated community. Many of these high-end homes border the Snowcreek golf course and offer beautiful views of the Sherwin mountains — very easy and level access. Homes range between $1.1 up to $3 Million.
An exclusive group of high-end homes that border the Sierra Star golf course. This development is easy to get to (level access), and is situated close to the center of the Town of Mammoth Lakes. Although this area is zoned “Resort” the homeowners have voted against nightly rentals in the CC&Rs (Covenants, Conditions and Restrictions). Prices range between $1.5 and $3 Million.
Timber Ridge Estates I – III
These homes are located off of Davison Road (quite steep on the way up to Canyon Blvd., off of Lake Mary Road) and John Muir Road. Depending on the location within these subdivisions, many of these homes are situated on the edge of the bluff with fantastic down-valley views towards the East and Crowley Lake. Some are close enough to the ski slopes, which offer convenient ski access on foot. These homes range anywhere from $300K up to $3 Million. Keep in mind that a good 4WD vehicle will be needed for access in the winter months along with chains for the ride down the hill when the roads are icy.
The same holds true for condo developments in town. Typically, most prospective buyers are looking for the best investment choice for a condo purchase, which narrows down the search to condos located “at or near the amenities, and in a newer development”. These condo complexes appear in bold and with an * below (either the newest developments within the resort corridor, on the golf course, or ski-in/ski-out).
It’s important to factor in that there are still many complexes in town where financing is not possible. This is because of the “condo hotel” classification that lenders will assign to complexes that have an on-site rental desk or that have more than 50% of the units on long-term rentals. Although we’re beginning to see some lenders finance on the true “condo hotels” such Juniper Springs Lodge, The Westin Monache Resort and The Village at Mammoth (White Mountain Lodge, Lincoln House & Grand Sierra Lodge), their rates are less favorable than those of a portfolio lender and require larger down payments.
